This course is designed to give the license a comprehensive understanding of the required basic topics of fair housing, agency, ethics and trust funds in a six hour course format.

The fair housing chapter gives a brief historical perspective on the fair housing laws followed by a more detailed discussion of the more important federal fair housing law provisions. The fair housing laws specific to the State of California and its local jurisdictions are also included.
The agency chapter briefly discusses common law agency concepts. Special attention is focused on fiduciary duties arising out of the agency relationship between licensee and the client. The specific requirements of the California agency disclosure law is also discussed.
The ethics chapter is introduced by a brief discussion of ethics and doing business as a real estate licensee. Specific examples of prohibited conduct with respect to clients and/or customers is then examined. A discussion of a licensee's ethical duties to the general public is also presented.
The trust fund chapter discusses the general concept of trust funds and specifically addresses the many technical requirements of trust fund handling and record keeping requirements. Discussion of trust fund commingling and conversion is also included.

Course Materials:
This course is composed of approximately 122 pages of text and review quizzes following each course chapter. The course is divided into 4 chapters and one Appendix. A review quiz of 7 questions follows chapters 1 through 4. A quiz score of 70% or greater is required prior to being allowed to proceed to the quiz for the next course section. The 7 quiz questions are selected from a bank of questions and may be in either true/false, multiple choice or fill in the blank format. If the quiz is not passed the first time, 7 more questions are selected from the bank of questions at random. A score of 70% will be required prior to being allowed to proceed to the quiz for the next course chapter. All review exercises are open book. At the end of the course, a final examination is required. The final examination consists of 40 questions and is open book. The questions are selected at random from a bank of final exam questions. The questions may be in either in a true/false, multiple choice or fill in the blank format. The specific mix of questions will be selected by OnlineEd's testing software. A test score of 75% or greater is required for course completion. The final exam must be completed in 60 minutes. All unanswered questions at the end of the 60 minute period will be graded as incorrect. The final exam test results will not be displayed to the student.
